When it comes to aesthetics, ADUs don’t get the same love as main houses.

Most times, the lack of pleasing aesthetics is solely budgetary. An ADU conversion costs anywhere from $50,000 to $100,000 or more and many homeowners need the rental income produced by the ADU and can’t afford to spend any money on “extras.”

Although an ADU should maintain the character of the main house, they are a distinctive unit and should be treated as such. Selecting the right paint color can add a touch of uniqueness, but there are other options as well. Adding finish materials such as horizontal slats or door and window moldings; shaping rafter and extending eaves, incorporating small dormers, entry porches, hardscaped patios, clerestory windows, and skylights are inexpensive ways to enhance the appearance of an ADU.

Homeowners should view their ADU as more than income generators. An attractive-looking ADU will not only add architectural appeal but also increase the overall value of a property.
